Location
The building is located within the corporate jurisdiction of Ogden City approximately two miles southeast of the downtown area. Interstate 15 and the Ogden-Hinckley Municipal Airport are located approximately three miles west. The property fronts on Harrison Boulevard and connects with Highway 89 three miles to the south. Highway 89 is a primary artery running through east Weber and Davis Counties. Interstate 84 runs through South Weber County and is located approximately five miles south of the property.

Development within this area is mixed with office, retail, and residential uses. Land use along Harrison Boulevard is primarily office and retail. Land use in the immediate area includes Weber State College to the east, strip retail to the north and south, and a care center to the west. A retail building abuts the subject building to the north.

Property Description
The building sits on a corner lot comprising 2.40 acres. The property is near level and soil conditions are typical of the area. Total frontage is 250 feet on Harrison Boulevard, 494 feet on Brinker Avenue, and 156.7 feel on 37th Street. Utilities available include water, sewer, electricity, natural gas, and telephone.

Description of Improvements
Improvements comprise a 49,775 gross square foot office/warehouse building. There is 48,577 square feet of rentable area. The office portion located on the east side of the building consists of brick/masonry construction. The warehouse portion located on the west side of the building comprises a metal structure. The building was originally built in 1955; however, in 1992 the building was completely renovated with extensive new construction.

The average building height is approximately 20 feet with the east portion of the building being two stories high. The second story is accessed by stairs on the north and an elevator on the south. Fire sprinklers serve the entire building. The roof consists of 2’ x 4’ steel stringer trusses. Not included in the gross building area calculation is 3,290 square feet of storage mezzanine located in the warehouse area. Office – The office space located in the northeast and center sections of the building has high quality finish in good condition. Finish includes commercial grade carpet in the offices and sealed concrete in the computer rooms. The reception area has specialized flooring imported from Italy. Warehouse Area – The warehouse has minimal finish with painted concrete floors, corrugated metal siding, and exposed roof trusses. There are five overhead doors located on the south side of the warehouse area. Total area is 13,491 square feet; however, a mechanical room located on the second floor has similar finish, and is included with the warehouse area for valuation purposes. This room comprises 994 square feet and brings the total ware house area to 14,485 square feet.

Site Improvements – The entire site comprises 104,395 square feet and the building footprint totals 40,523 square feet, leaving 63,872 square feet for site improvements. The site is improved with asphalt paving for parking, concrete walkways, and landscaping that includes grass, small trees, shrubbery and a decorative rock wall.
